Brisbane’s infrastructure boom – what it means for West End buyers
It’s an exciting time to call Brisbane home!
The River City is undergoing significant infrastructure development, with major investments aimed at enhancing the city’s connectivity, lifestyle and economic landscape.
Let’s look at some of the key projects set to significantly benefit West End buyers – by improving transport connectivity, creating jobs and business opportunities, and ultimately, adding value to homes in the area.
The Cross River Rail and Brisbane Metro Projects
The Cross River Rail and Brisbane Metro projects both aim to significantly bolster Brisbane’s public transport networks.
The Cross River Rail includes the development of a new underground station at nearby Woolloongabba, significantly improving public transport options for those who call West End home. This increased accessibility is expected to drive demand and property values in surrounding suburbs. Services are expected to commence by 2029.
The Brisbane Metro will deliver dedicated busways from Eight Mile Plains to Roma Street, and Royal Brisbane and Women’s Hospital to the University of Queensland.
The overall improvement in connectivity across Brisbane will benefit residents in surrounding suburbs, including West End, by making commuting across the city a breeze.
Queen’s Wharf Precinct
Once complete, the Queen’s Wharf Precinct will be known as Brisbane’s ultimate tourism, leisure and entertainment destination.
The development is currently undergoing a staged opening. The initial phase commenced in August 2024, featuring the opening of key components such as the casino, several restaurants, and the 250-metre-long Sky Deck offering panoramic city views.
The $3.6 billion precinct connects various parts of the city, including the Botanic Gardens, Queen Street Mall, and South Bank, enhancing the overall appeal of the area. Already, Queen’s Wharf has driven tourism and boosted the local economy, and it’s expected to have a positive flow-on effect for nearby suburbs like West End by growing demand for housing and local services.
Green Bridges Program
Brisbane’s green bridges have been designed for people of all ages and abilities, giving pedestrians the option to walk, run, or ride for leisure, fitness or travel.
The Green Bridges Program includes the proposed Toowong to West End Bridge, created
to facilitate pedestrian and cyclist movement between these suburbs. This bridge will provide West End residents with direct access to Toowong’s amenities and public transport options, including train services. Improved connectivity is set to increase the suburb’s appeal, potentially leading to higher property values.
The Toowong to West End Bridge will be the final bridge delivered under the Bridges for Brisbane Program. Two other bridges in the program, the Breakfast Creek / Yowoggera Bridge and the Kangaroo Point Bridge, were both completed in 2024.
Olympic Infrastructure Brisbane is going for gold – not just in the pool or on the track, but in building a legacy that lasts well beyond the 2032 Games.
The Brisbane 2032 Olympics will be more than just a sporting event – it represents a long-term investment in the city’s development. The infrastructure investment totalling $7.1 billion includes a new $3.8 billion stadium at Victoria Park and a $600 million aquatic centre, helping to ensure Brisbane remains a world-class destination well beyond the conclusion of the Games.
Experts suggest that properties in suburbs at the centre of significant Olympic infrastructure investment could almost double in value by 2032. Looking at previous Games for insight, in the seven years leading up to the 2000 Sydney Olympics, property values rose substantially — with median apartment prices jumping by 8 per cent per year, and median house prices by 7.7 per cent. The trend continued after the Games, with year-on-year growth across median apartment and house prices.
